Petroc Lodge sleeps up to 6 people and has 3 bedrooms, two double bedrooms with twin beds on the ground floor sharing one bathroom and a double bedroom upstairs with en-suite shower room.
Once inside Petroc Lodge two bedrooms, kitchen/dining area and living area accommodation is step free on the ground floor making the house ideal for guests with minor mobility issues. Although the house is ideal for guests with minor mobility issues we feel that it would not be suitable for guests who are confined to a wheelchair.
Access to the en-suite room is up a flight of carpeted open stairs. There is also a second lounge at first floor level.
Although there is a bus service that stops a few hundred yards from Petroc Lodge we feel that private transport is essential.

The key to Petroc Lodge is kept in a key safe on the outside wall approximately 3 metres from the entrance door into the kitchen. Guests are requested to contact the caretakers, Carefree on: 01841 541171 for the safe code one week prior to arrival.
Parking is available for 2 cars in a small gravelled area at the front of the property 10 metres from the kitchen door via a short flight of steps.
The front door is 800mm/31½ins wide.
There is an alternative easier access to the kitchen door via a paved pathway (approx 40 metres) around side and rear of the house although there is 1 small step.
The entrance is lit by a lamp with motion sensor.
The floor covering inside the entrance is oak boarding.
The whole of the ground floor is lit using a combination of ceiling, wall and standard lamps.
There are no passageways. There is a wide opening (1450mm/57ins) between the living area and the rear of the house where the bathroom and bedrooms are located.
The floor covering throughout the ground floor (except bathroom) is oak boarding. There are some rugs.
The sitting room/lounge is situated on the ground floor on the same level as the kitchen.
The room has a mixture of seating with sofas and soft chairs with non-feather cushions. There are some small drinks tables.
Furniture can be moved.
There is a widescreen digital television with remote control and a DVD player.
Lighting is natural daylight and by night is well lit by wall lights and occasional lamps.
The open carpeted staircase to the first floor has 13 steps. Near the bottom of staircase is a right angle bend.
The kitchen is situated on the ground floor with step free, level access to the rest of the ground floor.
The door of the electric ovens drop down. The handle of the larger fan oven is 750mm/29½ins above the floor. The handle of the smaller oven/grill is 470mm/18½ins above the floor. The gas hob is 890mm/35ins above the floor.
Worktop and sink are 890mm/35ins above the floor.
Two larder fridges are available. Inside top of fridge 815mm/32ins above the floor. Adjustable shelves.
Separate small freezer also available.
There is a standard size front loading washer/drier
There is a dishwasher with drop down door.

The kitchen is well lit with natural light, fluorescent light under wall cupboards and with halogen spotlights shining from beams above.
The dining table (moveable) has metal legs inset from each corner.
710mm/28 inches from floor to lowest point of table (underspace) and is 750mm/29½ins high. There is free space around the table.
Chairs (all moveable) - 4 chairs, with removable cushions, that have no arms and 2 chairs with arms.
Lighting is natural daylight with wall lighting, and three light overhead fitting.
Flooring is oak boarding.
There are two bedrooms each with 2 single 915mm/36ins beds on the ground floor. On the first floor there is one bedroom with a king size 1520mm/60ins bed. There is also a widescreen TV with remote control in the upstairs bedroom.
The doors to the ground floor and first floor bedrooms are 800mm/31½ins wide.
Furniture can be easily re-arranged in the bedrooms.
The height of all beds from the top of the mattress to the floor is 560mm/22ins.
Lighting is natural daylight and at night wall lights. Bedside lamps are also in each room.
All bedrooms have wooden floors with rugs which are removable. There is a widescreen digital television with remote control in the upstairs double bedroom.

There is a wooden decked patio area at front of house which can be accessed from the kitchen or lounge by one step. Approximate size 8540mm/28 feet x 3050mm/10 feet.
There is a wooden picnic table and a barbeque on the terrace.
There is a further wooden decked area at rear of property complete with metal dining table and six chairs. This is accessed via a flight of wooden steps.
Great care should be taken when walking on the decked areas after rain as it becomes very slippery.
